Terms and conditions for Treetop Hideaways

Checking in and out 

Treehouse check-in time is after 3pm.

Gate House Lodge check-in time is after 4pm.

We operate a self-check-in procedure and details will be sent to the lead party’s email address 5 days prior to your arrival date.

Check-out time is 10am. 

Bookings and payments  

We will take a 25% deposit to secure your booking.

The remaining balance, and the refundable breakage deposit, is required three weeks prior to your arrival.

If your booking is made within three weeks of your arrival date, we will require full payment.

On receipt of your payment, a confirmation will be sent to the email address provided confirming the details of your stay. If you have not received your booking confirmation within 48hrs, please let us know as soon as possible. 

Refundable breakage deposit – A refundable breakage deposit is required with every booking. This payment is taken along with your final balance, 3 weeks before your arrival. It is issued for refund immediately after an inspection of the property has been made. Please refer to all sections of our terms and conditions, especially ‘Damages and repairs’ and ‘Inventory’ for guest expectations upon departure.

We can only accept bookings from persons over 18 years of age.  

Please inform us if you have any specific requirements including disabilities or impairments, dietary etc. In this case, please contact stay@treetophideaways.co.uk  directly to discuss your needs.

Rescheduling and cancellations

We know that plans can change, and we will do everything we can to accommodate changes to your stay wherever possible. This will be subject to availability and rate changes depending on the seasons. 

If you reschedule or cancel more than four weeks in advance, we will issue a full refund (no charge).
If you reschedule or cancel less than four weeks in advance, your deposit will be non-refundable. 
If you reschedule or cancel within one week, your total balance is non-refundable.

We strongly recommend travel insurance to cover any changes in circumstances for your stay. 

Covid 19

If government restrictions are put in place within your or our area which do not permit travel, where possible we will secure new travel dates (subject to seasonal rate changes), or if this is not possible, we will issue full refunds.

Questions, requests, and problems during your stay

We want to ensure you have the very best experience during your stay with us so if there is anything we can do to make your stay more enjoyable, please do not hesitate to let us know – we are always on hand to do what we can to help. 

Damages and repairs

Please leave your treehouse clean, tidy, and in the same general condition it was in when you arrived.

Although we understand accidents happen, we reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible to minimise damage and associated costs.

Lost keys will incur a replacement charge per key lost

Inventory

We keep an inventory of everything in each treehouse and refer to it before and after every stay. If you remove something from your treehouse, we may invoice you for its replacement. This includes bathrobes.

Visitors

The maximum number of staying guests per treehouse is two.

We don’t allow visitors during your stay unless we have agreed beforehand.

Complaints

We take all complaints very seriously and wherever possible will do our upmost to resolve any issues to ensure you have the very best experience.

For your Safety and Health- General Responsibility

We would love our guests to enjoy the treehouses and the wider area at their own leisure, however we cannot accept any responsibility for any accidents, injuries, illness, loss, or damage suffered during your stay – either in the treehouse or the surrounding land.

Please take particular care by and on the lake. Lifejackets must be worn when in your boat

Vehicles and their contents are left at the owners’ risk.  We are not responsible for any loss or damage to vehicles, or their contents, on site.

Force majeure 

We cannot accept responsibility or be responsible for compensation in a situation that cannot be avoided, foreseen or is in any way out of our control. The event may include any kind of destruction or damage through fire, flood, explosion, storm, weather damage, break in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, adverse weather, war or threat, actual or threatened terrorist activity, epidemic and any similar situation beyond the owners’ control.

Guest no-show

If you can no longer arrive on the first day of your booking, let us know. If you haven’t arrived by midday on the second day of your stay and we haven’t heard from you, we’ll cancel your booking and may re-let your treehouse.

Inappropriate conduct

Guests undertake to behave in a proper, appropriate, and legal manner with due respect to the owner, the property, other guests, and their property. If any guest behaves inappropriately, improperly, or illegally, Treetop Hideaways reserves the right to ask the guest and their party to leave the site before the end of the holiday and no refund will be issued. 

General

Our terms and conditions exist to keep our staff and customers safe and help us deliver high quality experiences. If you break the terms of your stay, we reserve the right to ask you to leave without a refund. If changes are made to our terms and conditions, they will take effect immediately and will be available to see on our website.
